Q: Are you going to list my house on the MLS or buying it?


A: We're not agents and we don't list houses. We buy houses that fit our buying criteria.  We may repair the house and sell it to another homeowner or keep it as a rental.

Q: How do you determine the price to offer on my house?

A: We have a simple process. We look at the location, what condition the house is in and what repairs are needed. We also look at values of comparable houses sold in the area recently.  We take everything into consideration and come up with a fair price that works for us and works for you too. We look to make Win / Win situations for everyone.

Q: Are there any fees or commissions to work with us?

A: There are NO fees or commissions to work with us. We'll make you an offer, and if it's a fit, we'll buy your house (and we'll often pay for the closing costs as well!). No hassle. Ne fees.  We make our money after we pay for repairs on the house (if any) to fix it up, after we pay for holding costs and after paying for marketing costs and commissions to sell the house. We're taking all of the risk from here on, whether we can sell it for a profit or not. Once we buy the house from you, the responsibility is ours and you walk away without the burden of the property and it's payments, and oftentimes, with cash in your hand.

Q: How are we different from a real estate agent?

A: Real estate agents list properties and hope that someone will buy them. The average time to sell a property in many markets right now is several months. As you know, you pay a commission as a % of the sales prices when you work with a real estate agent. Often times it's 3-6% of the sales price, so if it's a $300,000 house, you'll pay between $9,000-$18,000 in commissions to an  agent. Agents provide a great service for those that have the money and time to fix up their house and wait as it sits on the market for awhile. If you decide to go the route of hiring a general contractor to fix up your house, it may take quite some time before it finally sells. 9 months isn't unreasonable.

Q: Is there any obligation when I submit my info?

A: No obligation at all. Once you tell us a bit about your property, we’ll take a look at things, maybe set up a call with you to find out a bit more, and make you an all-cash offer that is fair for you and fair for us. From there, it’s 100% your decision on whether or not you’d like to sell your house to us… and we won’t hassle you, won’t harass you… it’s 100% your decision and we’ll let decide what’s right for you.
